Connor Fort joined Harbor Town Capital in 2025 and leads the firm’s investment strategy, capital allocation, due diligence, and portfolio management initiatives.
Prior to Harbor Town, Connor spent five years at Edge Natural Resources, an energy private equity firm, where he helped deploy and manage the firm’s $1.1 billion in assets under management. His responsibilities included investments in upstream assets across North America, oilfield services companies specialized in completions operations, and emerging energy transition opportunities.
Connor began his career in the M&A group at Piper Sandler, where he spent three years advising on transactions in the exploration and production sector.
He holds a Bachelor of Business Administration in Finance, with honors, from Texas A&M University. Connor also serves as Chief Financial Officer of Monarch Waste Technologies, a Dallas-based medical waste pyrolysis treatment company, and previously served on the board of directors of Sage Natural Resources during his tenure at Edge.

Jay Dempsey currently serves as managing partner & cofounder of Civitas Senior Living, Red River Development, and FourCo Private Equity.
Jay spent 10 years in commercial and investment banking before forming his first real estate development / operating company, Civitas Senior Living. Jay’s primary responsibilities at Civitas was the expansion and development of their Real Estate portfolio. Civitas currently owns / operates 30+ buildings in Texas and surrounding states.
Jay has since launched several other RE platforms. Red River Development is focused on “Build-for-Rent” and Multi-Family properties. The company has developed over 2,000+ units already. Jay also founded a Private Equity focused company, FourCo Private Equity that focuses on acquiring operating businesses.
Jay is a proud graduate of Southern Methodist University and is a member of the Young Presidents’ Organization North Texas Chapter. He also serves on the board of directors for Work Wear Distribution Company, Illumination Fireworks, MChest Long Term Care Pharmacy and AmCo Transportation.
